Principles

Six terms we agree on from the start

  • The apartment stays yours

    We manage the unit under an agreement. Ownership, key decisions and the right to terminate remain with you.

  • No fixed-rent lease

    We do not lease the unit at a fixed rate and we do not sublet it. You receive the actual result.

  • Management fee by agreement

    The fee is a percentage of revenue and is fixed in the management agreement together with the scope of services.

  • Owner money and AV money are separated

    Apartment expenses, platform commissions, our fee and your payout appear as separate lines in the report.

  • Results depend on the property

    Actual performance is defined by the district, apartment type, condition, season and demand. No two apartments are alike.

  • An estimate is not a promise of income

    The preliminary estimate shows the logic and structure, not a guarantee. Final terms follow the audit and are set in the agreement.

How the launch unfolds

Every stage ends with a clear deliverable that you see and approve.

  1. Enquiry

    You share the apartment details. We get back during working hours to clarify goals and constraints.

  2. Property audit

    We inspect the apartment and the building, check community rules, condition, furnishing and the feasibility of permits.

  3. Launch plan

    We propose the rental format, a scope of works, a preparation budget and management terms. All figures stay preliminary until the agreement is signed.

  4. Preparation and permits

    Snagging, furnishing, stocking, photography, permit applications and registration of the unit in the required systems.

  5. Go-live

    We create and configure listings, pricing and house rules, and connect the sales channels.

  6. Management and reporting

    Guests, cleaning, maintenance, communication — and a monthly report with a payout on the agreed date.

Types of management

  • Full holiday home management

    Nightly and short-term rentals through platforms and direct bookings. The full cycle from permits to reporting.

    Who it is for: Apartments in buildings that allow short-term rentals, in districts with tourist demand.

  • Mid-term and corporate stays

    Stays from a few weeks to several months for relocating professionals, business travellers and families in transition.

    Who it is for: Apartments with restrictions on nightly rentals, or owners who prefer lower guest turnover.

  • Long-term leasing via a partner

    Annual tenancy through a licensed partner broker. AV handles preparation and handover.

    Who it is for: Owners who value predictability and minimal involvement most.

  • Co-hosting light

    You run the listing, we cover on-the-ground operations: check-ins, cleaning, emergencies.

    Who it is for: Experienced owners who need hands in Dubai rather than full management.

Documents

What you will need for the launch

  • Title Deed, or the developer agreement together with the handover certificate
  • Owner's passport (and Emirates ID if available)
  • Permission / no-objection letter from the building management, where community rules require it
  • Recent utility bills (DEWA, cooling) to verify the status of connections
  • Power of attorney, if a representative acts on the owner's behalf

The exact list depends on the building and the chosen rental format. We confirm it during the audit.

Frequent questions before signing

What is the term of the management agreement?

The term and termination conditions are set in the agreement. We aim for long-term cooperation, but we do not hold owners hostage with penalties for exiting with the agreed notice.

Who pays for furnishing and preparation?

The owner, according to an approved budget. Furnishing and preparation are quoted separately from the management fee; permits and government fees appear as separate lines.

How is the payout made?

After the reporting month closes, we send the report and transfer the payout to the owner's account within the period set in the agreement.

Can I use the apartment myself?

Yes. Owner stays are blocked in the calendar in advance, following the procedure described in the agreement.

What happens if a guest damages the property?

We document the damage at check-out, initiate compensation through the platform or the guest's deposit and, if needed, arrange repairs in agreement with you.
